There can be no doubt that bathrooms help to sell houses. Latest research from bank HSBC indicates that a new bathroom can add value to a property too, putting £3,500 or even more on the asking price.
How impressive a mark-up you can achieve will depend on how much you can afford to outlay, of course. However, even some quite simple and relatively inexpensive changes can make all the difference and leave those viewing your home with a good impression.
One golden rule to getting your bathroom noticed and admired is to add a sense of luxury. That doesn’t mean opting for lavish wallpaper or going all-out with gold finishes on brassware. More than anything it is down to choosing quality materials and those that create a high-end finish. Ceramic and quartz are two materials that are ideal for this; choose a quartz countertop that emulates the natural beauty of marble, for example, for an eye-catching and luxurious look. Or opt for ceramic wall and flooring for a hotel-inspired finish that is quite simple to achieve, yet very effective.
Although the use of bold, bright colours is a big trend in interior design, if you’re revamping your bathroom with a view to selling up then stick to a neutral palette to be safe. Colour is all about personality after all. Stamp your own identity on the bathroom with colour through accessories – candles and towels can easily move with you. Potential buyers can then better visualise how they can put their own mark on the space, rather than worrying about how much it might cost them to rip it all out and start over. Another top tip is to opt for materials that are simple to keep sparkling clean. If you have children, or even just with any big kids in the house, cleaning up excess water and other spillages is simple with a wipe clean surface like ceramic. So if you receive a last-minute viewing when you haven’t long stepped out of the bath there will be no need to panic.
And one last piece of advice; make sure everything works. That dripping tap that’s been nagging you for a while? Fix it up. The same goes for any broken lights or discoloured grouting. These may be minor and quite simple to fix issues for you, but they can stick in the minds of potential purchasers and be quite off-putting.
